I'm sure briefs sit staring at their desks because they've not got a pen until someone tells them "why don't you go to the stationery cupboard & get another pen?" & then they actually start work. I told mine recently they'd need to order a leaseholder pack right at the start & they STILL didn't do it...
So don't count yer chickens & GLWfinding somewhere/getting through the searches/mortgagor/chain/etc hurdles.

Nice one getting an offer so close to your asking price
One house we looked at... offered them their asking price, all was bless, we were literally crossing the road outside the solicitors to sign papers etc and get a phone call saying they wanted more and unless we agreed it would be no sale. Walked from that one.
Seems like you should have a fairly pain free process, quick to find a buyer and no faffing with back and forth haggling
