@paul: he cant pay his rent on time more than 4 times in a year and he has a full time job. The guy will never have a car. He did used to drive about in an old bus he lived in but never had licence, insurance or MOT

no, we choose to let him in two and half years ago. i thought we had moved passed the pissing in mugs because the bathroom is 4 paces away and the cooking oil wanking but this has totally negated any respect I could have built.

It's like he is a badly trained 13 year old boy that just does not get it.

We do need the rent and most of the time he is not too annoying but things like this really test my ability not to stab.

They go for quite a bit, which should cover your losses from the lack of rent money.
