1 Location Plan (1:1250 OS Style plan)
2 Existing Site Layout (1:200)
3 Proposed Site Layout (1:200)
4 Existing and Proposed Floor Plan
5 Existing Elevations and Roof Plan
6 Proposed Elevations and Roof Plan
7 Proposed Garage Elevations and Roof Plan
8 Build Over Plan

And then there was a slightly more indepth Design & Access Statement which included a few site pictures.

I had to reduce the height slightly since I drew this up, but there'll still be more than enough room for me to get under :D ...

Gotcha. What I'm thinking of doing on the back of my kitchen is also over the drain and a manhole :evil: I don't like the idea of sealed chambers, so I think I'll want to divert them. Means digging up the neighbours garden though :facepalm:

And yep, lifts are far cheaper these days and easier to install than inspection pits... ;-)


Duckface, leaving planning aside, If you put your storm water into a soakaway rather than public sewer, you'll get reduced sewerage charges. Win for the environment and your pocket!

@duckface @wurlycorner Also what that site plan doesn't show you is the run of the land. My garage location is actually lower than my sewer, so the soakaway for the garage was the only real option. The sink waste will be filtered and I'll be being strict with what goes down that plug hole.

Iain, if your sewer is owned by the water board then I'd hate to think what you'd have to pay to get them to redirect it :?

It's not. It's a reasonably easy job too tbh, just obviously a pain digging holes where it's not really a big enough job to bring in an excavator, but takes ages digging by hand :roll: plus the aggro of digging across the boundary through flower beds, under a fence etc and into the neighbours garden :|

:think: I still haven't located where the drain from the outside loo goes to yet, either - it doesn't go into the manholes in my garden :evil: that's a pain because that's the one I'm thinking of using for the kitchen sink etc. once the work is done but also a blessing because it means once I have sussed where it goes, I can probably just abandon (fill with concrete) one of the legs of the drains that runs under where I have in mind for the extension :D

Anyway, all in good time... Since I seem to be doing a great job of spending the money from the mortgage (that I haven't even got yet) on more cars, this may not happen for a while anyway :lol:
